The Grey's Anatomy star is said to be in the process of buying an estate is L.A.'s Brentwood area for a cool $6,495,000.

But what's even cooler about the transaction is that the spec property was originally marketed at $8,950,000 -- almost $2.5 million more than the listing price that attracted the Dempseys attention.
